October 2024 Real Estate Market in the Hollywood Riviera

7 Homes Sell at $2,154,753 average

The real estate market in the Hollywood Riviera was a bit slower in October than September with 7 homes selling last month compared with in September.  The prices were definitely not down, however.

The average “list” price was $2,084,571 and the average sold price was huge at $2,154,753 which was way up from $1,677,222 in September and  $1,759,243 in August.

The average price per foot was $1,298 which also a big jump from previous months.

The average days on market for the homes that sold was an extremely short 21 days before going into escrow.

September 2024 Real Estate Market in the Hollywood Riviera

9 Homes Sell at $1,677,222 average

The real estate market in the Hollywood Riviera picked up the pace just a bit from with 9 closed escrows in September compared with only 3 in August.  

The average “list” price was $1,706,333 and the average sold price was $1,677,222 which was a drop from $1,759,243 in August and a big drop from the extremely high June average sold price of $2,685,250.  

The average price per foot was $1,085 which is pretty much on track.

The average days on market for the homes that sold was an extremely short 19 days before going into escrow.

Top Home Sale of June at $4,250,000

The top home sale of the month was one we loved….and clearly so did everyone else at it sold on the first day it was listed for $300,000 over list price.  Not bad for a home with 3 beds (one was more of an office) 2 baths and 2,200 square feet.

The home definitely hat the “wow” factor with every feature and finish clearly inspired.  The home sat on a raised corner lot and offered stunning views of the coast and ocean.  

While technically the backyard, the spacious grassy yard faced the ocean and made for an incredible foreground to match the dazzling ocean background.

June 2024 Real Estate Market Report for the Hollywood Riviera

6 Homes Sell at $2,685,250 average

June picked up the pace just a bit from May with 6 homes selling during the month compared with   only 4 homes selling in May.   That still wasn’t close to the very busy April with 12 homes sold, but the 6 was pretty well in line with the norm.

Home prices continued to impress

The average “list” price was $2,578,833 and the average sold price was $2,685,250 which was a nice increase from the May average of $2,323,000 and  $2,087,417 in April.  

The average price per foot was a very impresive $1,173.

The average days on market for the homes that sold was a fairly lengthy 60, but the median DOM was only 11.

The top home sale of the month was a stunning property at 203 Calle De Arboles that sold immediately and closed at $4,250,000

12 Homes Sell at $2,087,417 average

The number of homes sold continued to trend upward as we head further into 2024 with 12 homes closing escrow during April.  That was a nice increase from the 7 sales in March,  5 sales in February and a paltry 3 in January.

Home prices continued to impress

The average “list” price was $2,057,833 and the average sold price was $2,087,417 which was down a bit from the March average of $2,184,171 but up from both January and February.

The average price per foot was a very impresive $1,022.

The days on market for the homes that sold was a brief 26.

Slow Start to 2024 in the Hollywood Riviera – 3 Sold Homes

January 2024 Real Estate Market Report

Slow Start to the year with only 3 homes selling in the Hollywood Riviera Last Month

The year definitely did not start off with a bank as there were only 3 homes that sold to start the year.  January 2024 was SLOW for home sales in the Hollywood Riviera of the South Bay.  January is often the slowest month for actual closed escrows as December is the slowest month for homes going on the market and going into escrow due to the holidays.

That said the home prices continued to impress.  The average “list” price was $1,939,967 and the average sold price was $1,911,667 compared to  $1,933,000 in December.

The median price per foot was $1007 and median days on market a very short 28.

The top sale of the month was 341 Avenida Atezada which was a 3 bed/2 bath single family home that closed at $1,980,000.  We have little info on the home as the photos don’t show much and the description says almost nothing.
