The Oceanfront homes of Paseo De La Playa
Welcome to our favorite street in the South Bay…..Paseo De La Playa.
Paseo De La Playa is the blufftop oceanfront street in the Hollywood Riviera and offers homes that simply offer the best of all worlds. Unlike the homes on The Strand in Manhattan Beach and Hermosa Beach, there are no curious onlookers biking or walking by to peer in your windows. Unlike the oceanfront homes in Palos Verdes, the Hollywood Riviera is much closer to the beaches, dining, shopping and activities of the South Bay.
The beach is just a short walk away, Riviera Village is just down the hill and it’s also much closer for commuters.
The homes on the west side of Paseo were mostly built in the 60s and 70s on leased land. The were straight out of the Brady Bunch without much character or customization. As the street became a destination for luxury home buyers, many if not most changed dramatically. Another change is that the original homes had land lease options but at this point most have long since exercised those options.
The lots are enormous for South Bay standards although much of the lot is hillside (which is not always easy with runoff and erosion) and extend all of the way to the beach. Some have gone to the the great effort of creating trails down to the beach with California Coastal Commission approval. This is often in the guise of “stabilizing” the hillside which is true…but also a way to get a workable path to the beach. In recent years there are probably 1-2 homes that come on the market on the west side of this incredible location and they currently range from about $5M for an original home needing significant work to the record setting sale at 417 Paseo De La Playa that sold for $22,650,000.
There is also one condo complex option that sits oceanfront on Paseo known as Cote D’Azure that is a more affordable alternative.
