Well there are slow real estate months….and then there was January. Always a slower month due to the fact that most buyers pause their search during the December holiday season, the 2023 version took it to a new level. There was a whopping one home that closed escrow in January. Yikes. Hopefully things will pick up as the weather warms up and the Super Bowl is behind us.

What a year it was for the Hollywood Riviera real estate market in terms of both the number of home sales and the prices that they sold for. There were 92 homes homes that sold during the year. It was a fairly typical year in terms of the number of homes that sold, but prices were impressive to say the least.
The average listing price was $1,955,040 with the average sold price at $2,006,926. The average price per foot was $1011 and homes averaged only 26 days on market before going into escrow.
An average home price over $2,000,000…….incredible.

It was a pretty typical month with 7 closed sales compared 9 in October.
The average “list” price was a very impressive $2,070,857 with the average sold price at $1,928,341 which was significantly higher than the average prices of $1,781,250 in October
The average price per foot was $988 and average days on market was 42 days before going into pending status.

November 2022 Hollywood Riviera Home Sales and Prices

1,850 Sq Ft 3 Bedroom remodeled home gets a big number at $2,150,000
While this wasn’t the highest priced home sale in the Hollywood Riviera for November it was definitely worth mentioning. At only 1,850 sq feet this is usually a price you would see on a home with a view but that wasn’t the case here.
It was a very nicely updated and renovated home with a great front yard and a nice open layout.
The home last sold for $2,100,000 in June of 2021 and ironically was listed at the time by the agent that just represented the buyer and reverse for the recent listing agent.
