The latest condo sale in the Hollywood Riviera was a single level condo in the Cote D’ Azur Villas complex on Paseo De La Playa.    We didn’t have the chance to take a look as the home sold before hitting the market but based on the photos it was a cosmetic fixer with unbelievable ocean and PV views.

We are suckers for big ocean view homes and this one has a big and beautiful ocean view for sure.

9 Homes Sell in the Hollywood Riviera at an incredible $4,220,222 Average Price

Welcome to the Hollywood Riviera real estate recap for April 2026.  It was a great month both in terms of activity and prices. There were 9 homes sold in April compared to 6 in March.

The average “asking” price was $2,856,000 and the average sold price was a pretty stunning $4,220,222 compared to $2,810,298 in March.

The key reason for the incredibly high average (and high days on market) was the HUGE sale of the oceanfront estate at 433 Paseo De La Playa which closed for $17,000,000.  This was WAY below the original list price but still a near record.

The average price per foot in April was $1267 and the average days on market for the homes that sold was 92 but the median was an extremely brief 8 DOM.

While there were not many home sales in the Hollywood Riviera in January, one of the 4 that sold was notable.

An oceanview 2 bedroom condo at 639 Paseo De La Playa #106 sold off market for $2,100,000.  The highest price ever in the community was $1,875,000 back in 2021.  In fact this is only the 3rd Cote D’Azur condo to ever top $1.6M…..and wow did it exceed that.

Aaron Klapper of eXp Realty of California represented buyer and seller.

The 639 building is closest to the beach/water and #106 was on the front so views were spectacular.  There are no photos but based on when the home had previously sold in 2016 for $1,249,000 it was in great condition with upgrades throughout and the afformentioned view was stunning.  

That said the $2.1M price was pretty amazing.

The Cote D’ Azur complex sits at the top of Paseo De La Playa with a resort like setting, featuring a beautiful pool area, nice and bright clubhouse, grassy areas, oceanfront benches and even a private path down to the beach.  The location is ideal between PV and the Beach Cities with great proximity to the beach and the shopping and dining of Riviera Village.

  • $1,999,000 – Median list price of the homes that sold
  • 99.8% – Sold price was 99.8% of list price meaning homes almost always sold for full price
  • $938 – Average price per square foot for the homes that sold
  • 37 – Average days on market before going into “pending” status
  • 14 – Median days on market before going into “pending” status

The lowest priced sale of the year was,a 2 bedroom condo at 163 Paseo De La Concha Unit#1 that sold for $784,000 with the highest priced sale of 2025 in the Hollywood Riviera was $9,700,000 for an oceanfront single family home on a large lot at 631 Paseo De La Playa.

For comparison there were 77 Hollywood Riviera homes that sold in 2024 at an average price of $2,053,853.
