June 2024 Real Estate Market Report for the Hollywood Riviera

6 Homes Sell at $2,685,250 average

June picked up the pace just a bit from May with 6 homes selling during the month compared with   only 4 homes selling in May.   That still wasn’t close to the very busy April with 12 homes sold, but the 6 was pretty well in line with the norm.

Home prices continued to impress

The average “list” price was $2,578,833 and the average sold price was $2,685,250 which was a nice increase from the May average of $2,323,000 and  $2,087,417 in April.  

The average price per foot was a very impresive $1,173.

The average days on market for the homes that sold was a fairly lengthy 60, but the median DOM was only 11.

The top home sale of the month was a stunning property at 203 Calle De Arboles that sold immediately and closed at $4,250,000

The newest home to hit the market in the Hollywood Riviera is an oceanfront estate sitting high on the bluff of Paseo De La Playa.

The home is the highest on the street (other than condo complex of Cote D’Azure, so it offers sweeping views of the ocean, coastline and Palos Verdes.

While the home is huge and the views and location are simply stunning, we don’t really see this one selling at or near their $15,000,000 list price.  One challenge is that given the location at the very top of the hill they don’t really have a path to the beach like some of the others on the street.

Without question this is a legacy type property so we’ll have to wait and see if the price deters or it’s uniqueness makes it appealing at the $15,000,000 mark.

It was a pretty soldid month for home sales and home prices in the Hollywood Riviera of the South Bay.

The median “list” price was $2,279,571 with the average sold price at $2,274,143 which was considerably higher than the October average price of $1,959,556.

The median price per foot was $958 and median days on market a very short 22.

The top sale of the month was a extensively remodeled ocean view home at 456 Camino De Encanto, Redondo Beach, CA 90277 which closed at $3,870,000.

At $1,995,000 we picture this selling quickly and likely for over asking price.
