August 2022 home sales and prices in the hollywood riviera

Take a look below at the homes that sold in the Hollywood Riviera during the month of August 2022. It was a slower month with only 6 closed sales compared with 9 in July and 10 in June. Average prices were WAY down from July but that’s not unusual given the limited number of homes that sold.  The average “list” price was $1,727,833 with the average sold price at $1,705,202 meaning that, in general, homes sold less than full price. The average price per foot was $834 (down from July’s $1050) and average days on market was 32 days before going into pending status. The activity level was pretty typical with 9 homes closing escrow compared with 10 in June.

The average “list” price was fairly incredible at $2,258,778 with the average sold price at $2,310,847 meaning that, in general, homes sold WAY above the original list price.

The average price per foot was $1050 and average days on market was a very brief 24 days before going into pending status.

Without question, Paseo De La Playa is one of our favorite streets in all of the South Bay and Southern California.  The homes on the west side of the street have unblocked panoramic views from Palos Verdes to Malibu.   The lots are huge…..extending all the way to the beach.  The homes have privacy that’s impossible along the Esplanade or the Strand in Hermosa and Manhattan and its not nearly as far out as some of the oceanfront homes in Palos Verdes. Listed by Christina Schlank of Vista Sotheby’s 517 Paseo De La Playa was one of the best homes on the best street.  Incredible indoor and outdoor spaces in a luxurious but casual beach home.  Views were endless. This home was built in 1962 but underwent an almost total remodel in 2010 and still looks and feels lke a new home. The home last sold for $5,920,000 in 2017. The previous owner had been Larry Miller of Sit and Sleep and “your mattress is freeeeee!” fame.

We don’t see a lot of homes come on the market in the small gated community of Riviera Beach Colony but the home located at 411 Paseo Miramar just closed escrow and was the highest priced home sale in the Hollywood Riviera during May. 

The location of the Riviera Beach Colony is pretty ideal being just steps to the beach and a very short distance to the charming shopping and dining area of Riviera Village.   

It’s a unique community for the area as it’s one of the few gated communities in the Redondo Beach area and it has a much quieter feel than the surrounding neighborhoods.
