August 2022 home sales and prices in the hollywood riviera

It was a slower month with only 6 closed sales compared with 9 in July and 10 in June.
Average prices were WAY down from July but that’s not unusual given the limited number of homes that sold. The average “list” price was $1,727,833 with the average sold price at $1,705,202 meaning that, in general, homes sold less than full price.
The average price per foot was $834 (down from July’s $1050) and average days on market was 32 days before going into pending status.

The top sale of the month was an almost 3,000 sq foot single family home with big views at 407 Via Mesa Grande that closed at an amazing $3,450,000.
