Home Sales and Home Prices in the Hollywood Riviera for August 2017

The neighborhood of the Hollywood Riviera in Torrance and Redondo Beach saw a nice jump in home sales with a 19 recorded property sales for August  2017.   The average sale price was $1,483,000 and the average list price was $1,478,000.

In August, overall the South Bay trended up from the previous year in terms of median home prices with only a few local cities seeing a decrease in y over year prices.

Oceanfront Estate for sale at 417 Paseo De La Playa in the Hollywood Riviera

While the price is staggering for this are of the South Bay, there’s no disputing that the home (s) being sold at 417 Paseo De La Playa are pretty incredible.  The lots along Paseo De La Playa are already huge as they extend all the way to the beach but in this case there’s not one, but two separate parcels for sale.  What also makes this compound type property unique is the beach access.  It can take years to go through the California coastal process of trying to get beach access and it’s often denied.  In this case there’s not only beach access but a private volleyball court!  Here’s information from listing agent Chris Adlam of Vista Sotheby’s International.

With over 62,000 square feet of beach-front property on TWO SEPARATE PARCELS, this dramatic compound is almost impossible to duplicate. The main house (417 Paseo de la Playa) is over 10,000 square feet of exquisite living area, and the “companion house” (421 Paseo de la Playa) has over 5,500 square feet. Both homes are located behind gated entrances, both with direct access to the sand, a spectacular pool & spa, a private sand volleyball court, and a large yard. The views span from Palos Verdes through the beach cities, including the entire Santa Monica Bay.

Community Spotlight – Village Palos Verdes

For many, an oceanview home in the Hollywood Riviera is unaffordable.  One option may be Village Palos Verdes located just south of Palos Verdes drive.  Not only do many of the townhomes have great ocean views but the location is ideal with the community just a short walk to Torrance beach and Paseo De La Playa.  The complex consists of approximately 180 units with current HOA (as of 8/17) around $480 a month.  The street addresses for the homes in Village Palos Verdes are either Calle Mayor, Calle Miramar, Camino De Las Colinas or Palos Verdes Blvd (see map below).

The homes are a combination of 2 and 3 bedrooms generally on 3 levels ranging between 1350 square feet and 1905 square feet. All have attached garages.  The townhomes were built between 1974 and 1978 with some still having a fairly original feel and some being extensively remodeled.  The community offers a pool and spa and is ideally located just a few blocks from the beach.  Click here to see the current homes for sale in the Hollywood Riviera and Village Palos Verdes.  For many years the concern about the community had been the large special assessment needed to update and renovate the exteriors from the original wood siding.  Those changes took place several years ago and the community now has a wonderful look and feel.

Strong Real Estate Market in the Hollywood Riviera for June 2017

June 2017 was a big month for home sales in Redondo Beach and Torrance CA with a fairly huge number of homes selling.  The two cities saw a relatively huge 117 and 184 homes selling respectively.  The Hollywood Riviera, with a Redondo Beach mailing address but actually in the city of Torrance, saw 19 home sales with a median price of $1,375,000.  The summer months are always an active market in this coastal community due to the ideal weather and location.  Click here to see all of the recent home sales in the Hollywood Riviera.

The Hollywood Riviera saw another solid month with 7 homes sales at a median home price of $1,405,000.

Nearing $3,000,000 in the Hollywood Riviera?

It wasn’t long ago that most homes for sale in the Hollywood Riviera were priced around $1,000,000 with only the truly spectacular reaching towards the $2.0M mark.  Those days have past with $2,000,000+ being the new normal for big views and the abundance of high end flips in the area.  As of 2/8/17 there are 5 homes in the Hollywood Riviera priced over $2,000,000 and most are well over that formerly elusive price point.

Multiple Homes for Sale on Camino De Encanto…..Walking Distance to the Beach

It’s not often that we see homes come on the market in the lower Hollywood Riviera neighborhood that’s west of Palos Verdes Blvd.  Occassionally we see a home or two and more often than not, there is nothing on the market in this area.  What makes this part of the Hollywood Riviera so great is that it’s walking distance to Torrance Beach and not far from the downtown shopping and dining area of Riviera Village.

That certainly couldn’t be further from the case at the moment as there are 4 homes for sale on Camino De Encanto in the Hollywood Riviera.
