We had the opportunity and priviledge of representing wonderful buyers in the purchase of this incredible villa at the ocean front Terranea resort in Palos Verdes. Sitting on the highest spot of the spectacular street Paseo De La Playa, the complex resides among some of the most expensive single family homes in all of the South Bay.
While the exteriors of the buildings look rather dated and industrial, many interiors have been extensively updated with a very new look and feel. Cote D’Azur features 4 separate buildings each with 3 levels and units on both sides of the buildings meaning some have ocean views and other do not. All of the homes are single level condos and are situated around a very nice ocean view pool area. There are very few units directly facing the ocean but many have great views from somewhat of an angle.
Although the grounds aren’t overdeveloped the location is simply incredible.
The condos are 2 bedroom 2 bath with square footage generally a bit below and above 1,400. Prices range considerably depending on both upgrades and especially views. HOA dues are currently (as of 2019) around $555 a month.
Real estate in the Hollywood Riviera saw another solid month in August 2019 with 14 home sales….all of which were single family homes. The average listing price for the month was $1,538,000 with the average sales price of $1,517,000 showing a slight slow down in the ongoing sellers market. The lowest priced sale of the month was $839,000 for niced sized 3 bedroom home right on PCH and the high sale of the mnth was $2,660,000 for a 3,370 sq foot beautifully remodeled home with great ocean views located at 103 Via Mesa Grande.
Although it’s surprising to still see this home on the market for over a month, we still think it’s a pretty affordable way of enjoying the good life in the Hollywood Riviera. While homes on Paseo De La Playa are selling well into the multi millions (the largest of which sold over $22,000,000 in 2018!!!) there are still opportunities to carve out your beach niche in the area. Just east of the parking lot above Torrance Beach is 320 Paseo De La Playa. This condo/townhome offers some stunning and unblockable ocean views and sit’s just across the street from the beach. Just reduced from $1,479,000 to $1,379,000 and listed with Redfin, this property may just be the beach home you’re looking for.
