What a year it was for home sales and home prices in the incredible coastal community of the Hollywood Riviera in Redondo Beach and Torrance. Here’s some very impressive stats  in 2025.

  • 107 – Number of on market homes that sold and closed escrow
  • $2,231,938 – Average sale price of the homes that sold
  • $2,025,000 – Median sale price of the homes that sold
  • $2,250,660 – Average list price of the homes that sold
  • $1,999,000 – Median list price of the homes that sold
  • 99.8% – Sold price was 99.8% of list price meaning homes almost always sold for full price
  • $938 – Average price per square foot for the homes that sold
  • 37 – Average days on market before going into “pending” status
  • 14 – Median days on market before going into “pending” status

The lowest priced sale of the year was,a 2 bedroom condo at 163 Paseo De La Concha Unit#1 that sold for $784,000 with the highest priced sale of 2025 in the Hollywood Riviera was $9,700,000 for an oceanfront single family home on a large lot at 631 Paseo De La Playa.

For comparison there were 77 Hollywood Riviera homes that sold in 2024 at an average price of $2,053,853.

10 Homes Sell in the Hollywood Riviera at $2,314,300 Average Price

Welcome to the Hollywood Riviera real estate recap for December 2025.  It was a great month for the number of homes that sold and the average prices that they sold for.  

There were 10 home sales in December compared with 5 in November, 9 in October and 6 in September.   The average “asking” price was $1,331,800 and the average sold price was $1,324,967 which was a healthy drop from $2,314,300 which was a BIG jump from $1,770,025 in November although it was way below the incredible average of $3,447,930 in September (due primarily to the sale of an oceanfront home on 631 Paseo De La Playa that closed at $9,700,000 that significantly skewed the averages)

The average price per foot in December was $1,045 and the average days on market for the homes that sold was 41.

Welcome to the Hollywood Riviera real estate recap for August 2025.  It was a great month for the real estate market both in terms of the number of homes that sold and the prices that they sold for.

There were 11 homes that closed escrow during the month with an average “asking” price of $2,110,900 and the average sold price of $2,086,098.  The fact that homes on average sold below the list price may indicate a slightly cooler market but one month does not make a trend.

The average price per foot was $1097 and the average days on market for the homes that sold was 34 days before going into escrow.

There were 11 homes that closed escrow during the month with an average “asking” price of $2,044,682 and the average sold price of $2,044,682 compared with $1,909,222 in May and an incredible $2,635,864 in April and $2,428,720 in March.  

The average price per foot was $971 and the average days on market for the homes that sold was 43 days before going into escrow.

Welcome to the Hollywood Riviera real estate recap for May 2025.  It was a solid month  with 9 sold homes, but not quite the month that April was with 11 and a much higher average price.

The average “asking” price was $1,951,556 and the average sold price was $1,909,222 which was a big drop from the incredible $2,635,864 in April and $2,428,720 in March.  

The average price per foot was $1,050 and the average days on market for the homes that sold was 18 days before going into escrow.

Welcome to the Hollywood Riviera real estate recap for April 2025.  It was another great month  with 11 home sales compared to 10 in March and only 4 in February.

The average “asking” price was $2,606,082 and the average sold price was $2,635,864 which was even higher than the impressive $2,428,720 in March.  

The fact that homes generally sold well above the list price indicates that it’s definitely still a seller’s market.

The average price per foot was $1178 and the average days on market for the homes that sold was 35 days before going into escrow.
