The most recent oceanfront listing on Paseo De La Playa doesn’t look like too much from the street side, but oh how it looks on the ocean side.  The home is rather non-descript and if you drove by you might not pay much attention.

Located on arguably the best street in the South Bay, 711 Paseo De La Playa is a spectacular home in a spectacular location.  It shares the same view (some differences as you head up the hill) as the other ocean side homes, but the contour of the bluff has somehow allowed a lower level enterainment area that we’ve only seen on the first few homes.

We’re excited about this home that’s htting the market in about a week.  Listed by Christina Schlank of Vista Sotheby’s this is a beautiful home on our favorite street in all of the South Bay. 

The lots on the west side of Paseo De La Playa extend all the way down to the sand (not all have access to the beach and putting in access is REALLY tricky due to California coastal commission restrictions.  This home was built in 1962 but underwent an almost total remodel in 2010 and still looks and feels lke a new home. 

The home last sold for $5,920,000 in 2017. The previous owner had been Larry Miller of Sit and Sleep and “your mattress is freeeeee!” fame.

While we just recently announced the sale of the beachfront home at 425 Paseo De La Playa at $6,900,000, there is a neighboring home that’s stilll for sale and actually has been on the market even longer.  433 Paseo De La Playa is a gated estate type property that is impossible to replicate given the lot size and location.  This is a massive 7,792 square foot palacial estate with 7 bedrooms and 7 baths.  Some of the highlights include oceanfront pool and spa, sport court, theatre, pool room and 4 car garage.  The home has actually been on and off the market dating all the way back to 2014.  From what we can tell it’s been pulled off and relisted more than 6 times and the price has gone from $16,000,000 to the current $14,500,000 over that time. 

The challenge is that as magnificent as the home is, it’s very ornate and formal which doesn’t fit with the location and therefore would need signficant work and updating for most modern coastal buyers taste.  At $14,500, it’s going to continue to be a challenge but the high end beach market has certainly picked up steam as noted by some significant sales on the Manhattan and Hermosa Beach Strand.

We always get excited when a home comes on the market on Paseo De La Playa.  In our opinion this is one of the top 2 or 3 streets in all of the South Bay, Beach Cities and Palos Verdes.  There is nowhere other than a few homes in PV that offer beachfront/oceanfront locations with huge coastline views.  What this means is that when the sun goes down you have equally stunning views as during the day.  The unique homes along Paseo De La Playa sit on huge lots that extend all the way to the beach.  Some are too high up to really have access while others were able to add paths granted by the California Coastal Commission (which is very challenging)  The few homes and lots furthest north are on the lowest part of the bluff so they can build bigger with more amenities.  The home at 425 Paseo De La Playa is one of them.  While definitely a bit dated the location is tough to beat and will make a true legacy home for some lucky buyer than can afford the price tage of such a unique property.
