Sold off market for $2,100,000

While there were not many home sales in the Hollywood Riviera in January, one of the 4 that sold was notable.

An oceanview 2 bedroom condo at 639 Paseo De La Playa #106 sold off market for $2,100,000.  The highest price ever in the community was $1,875,000 back in 2021.  In fact this is only the 3rd Cote D’Azur condo to ever top $1.6M…..and wow did it exceed that.

Aaron Klapper of eXp Realty of California represented buyer and seller.

The 639 building is closest to the beach/water and #106 was on the front so views were spectacular.  There are no photos but based on when the home had previously sold in 2016 for $1,249,000 it was in great condition with upgrades throughout and the afformentioned view was stunning.  

That said the $2.1M price was pretty amazing.

The Cote D’ Azur complex sits at the top of Paseo De La Playa with a resort like setting, featuring a beautiful pool area, nice and bright clubhouse, grassy areas, oceanfront benches and even a private path down to the beach.  The location is ideal between PV and the Beach Cities with great proximity to the beach and the shopping and dining of Riviera Village.

Welcome to the Hollywood Riviera real estate recap for the first month of 2026.  It was a slow month for the number of homes that sold, but that was not surprising as homes don’t tend to sell/go into escrow in December.

There were 4 home sales in January compared with 10 in December and5 in November. 

The average “asking” price was $1,805,000 and the average sold price was $1,775,125 which was down  from $2,314,300 in December but up from $1,324,967 in  November.

The average price per foot in December was $1083 and the average days on market for the homes that sold was 61.

9 Homes Sell in the Hollywood Riviera at $1,770,025 Average Price

Welcome to the Hollywood Riviera real estate recap for October 2025.  It was a solid month for the number of homes that sold and the average prices that they sold for.  

There were only 9 home sales in October 2025 compared with only 6 in September.   The average “asking” price was $1,754,433 and the average sold price was $1,770,025 which was fairly typical but WAY below the incredible average of $3,447,930 in September although that was misleading as their was an oceanfront home on 631 Paseo De La Playa that closed at $9,700,000 that significantly skewed the averages.

The average price per foot was $999 and the average days on market for the homes that sold was a pretty incredible 19….so much for a down market.

Two of the sales were condos in the complex known as Cote D’ Azur and another in the townhome complex of Village Palos Verdes.  The rest were single family homes.

The latest home to hit the market in the Hollywood Riviera is a top floor, end unit, single level condo in the Cote D’ Azur Villas complex on Paseo De La Playa.

The home has been nicely updated including luxury vinyl plank flooring, updated bathrooms….all with open and bright interior spaces.  Unfortunately no ocean view on this one which is why the price is below $1.0M.

Welcome to the Hollywood Riviera real estate recap for September 2025.  It was a slower month for the number of homes that sold but a HUGE month for the average prices that they sold for.  

There were only 6 home sales in September compared with 11 in August.   The average “asking” price was $3,491,000 and the average sold price was $3,447,930 which was MASSIVE….compare that to $2,086,098 in August. 

That number was very skewed however given the fewer number of homes that sold and the fact that one was an oceanfront home on 631 Paseo De La Playa that closed at $9,700,000.

The average price per foot was $1228 and the average days on market for the homes that sold was 65 days before going into escrow.

If this oceanfront address sounds familiar it’s because it is.  631 Paseo De La Playa was on and off of the market for years but now it has officially closed.  Originally listed in December 2023 it had a number of significant price reductions and had been pulled on and off the market several times.  It was last listed at $9,900,000 back in February 2025 and although it took a while, it just closed at $9,700,000.

631 Paseo De La Playa was listed by Chris Adlam of Vista Sotheby’s International Realty.

The home offered a legacy type location on the bluffs with unblocked and unblockable views of PV, the ocean and the coastline.  The home was the highest on the street (other than the  condo complex of Cote D’Azure so it offered top of the world views.

The existing home was quite large at almost 5,700 square feet with 4 bedrooms + an office that could be used as a 5th bedroom and 7 total baths.

The home offered incredible outdoor areas and decks overlooking the ocean.

While they didn’t get anywhere near their original price, the $9,700,000 sales price seemed appropriate given other sales on the street.
