We had mentioned this one a few weeks back as we thought it was a great opportunity.  Clearly so did others as the home that was listed at $2,699,000 sold quickly at $3,075,607.

The home was listed by John Briscoe of Re/Max Estate Properties and we thought it was a great opportunity to fix up or build new.  Normally homes on the east side of the street don’t have views but this one was very different. 

Built in 1955 and pretty much looking like a house built in 1955 it’s all about potential and location.  

Although it’s on the east side (not the ocean side) of Paseo De La Playa it sits right at the base so it offers some big views down the coastline and of the ocean.

Although it’s clean and appears to be in good shape, the home is definitely either a big remodel project or the site of future new construction.

September A Big Month for Home Sales in the Hollywood Riviera

September 2023 Hollywood Riviera Home Sales and Prices

7 closed sales at $2,596,725 average price

For the 2nd month in a row the big story was a HUGE sale of an oceanfront property on Paseo De La Playa.  Last month it was a big sale at 511 Paseo De La Playa at $8,000,000 and this month it was a top sale of $17,500,000.  Here’s a quick rundown of the numbers and the market:

The median “list” price was $1,599,000 with the average sold price at $1,630,000 so homes continue to sell above the listing price in most cases. We normally talk about the average prices but the sale at 417 Paseo De La Playa skewed the numbers dramatically. So much for interest rates slowing the market.

The median price per foot was $1,092 and median days on market was a borderline ridiculous 15 days before going into escrow.

The top sale of the month by a LARGE margin was an oceanfront property consisting of 2 seperate homes at 421 and 417 Paseo De La Playa which closed at in impressive $17,500,000.

Huge Sale – 417 Paseo De La Playa Sells….At a Discount $17.5M

Originally listed for $26,995,000 back in 2020, this incredible property sells

417 and 421 Paseo De La Playa, Redondo Beach

Sold for $17,500,000

This is, no doubt the big home sale of the month in both the Hollywood Riviera and Redondo Beach.  In fact it was the top sale of the month in all of the South Bay and Palos Verdes.  It was listed by Josh and Matthew Altman of the TV “Altman Brothers” fame.

The home had sold for a record $22,650,000 back in 2018 and the new owners put it back on the market less than 2 years later.

It’s clear that they were looking for and hoping a big profit when they listed it for $26,995,000 towards the end of 2022 but ended up selling at a significant loss. 

The home(s) had reduced the price a number of times as well as pulling it off and putting it back on….often at a higher price than it had previously been.

The last price when it returned to the market in the spring of 2023 was $18,900,000

This is an impossible to duplicate property on the beachfront/oceanfront street of Paseo Del La Playa in the Hollywood Riviera.  The impossible to duplicate combination of oceanfront location, huge 1.4 acre (we don’t generally talk in acres in the South Bay) lot that extends to the sand below and two homes making it a true showcase estate.  There’s nothing else like it on the South Bay.

The property actually consisted of 2 distinct homes….the main home with 5 bedrooms and 8 total baths, and the “guest” home with 5 bedrooms and 7 total baths.  Both homes are high on the bluff with unbeatable and unblockable ocean, PV and coastline views.  The properties have stairs down to the beach below which is also a challenge to duplicate due to very restrictive California Coastal Commision restrictions.

While this was a huge sale and a fantastic purchase, it’s likely the sellers and listing agents were pretty happy to put this in the rear view mirror.

Sold at $17,500,000

The property was actually on the market back in 2020 and 2021 first at $27.0M and then at $23M but never sold.  They also tried to sell the properties separately.
