This latest listing is right off of PV Blvd so it offers fantastic views but is impacted by road noise.  That said we think it’s very aggressively priced and think it will certainly sell quickly and much higher than the list price.  The other 3 bedroom on the market just listed for $1,699,000!

The newest home to hit the market in the Hollywood Riviera is an oceanfront estate sitting high on the bluff of Paseo De La Playa.

The home is the highest on the street (other than condo complex of Cote D’Azure, so it offers sweeping views of the ocean, coastline and Palos Verdes.

The home itself is quite large at almost 5,700 square feet with 4 bedrooms + an office that could be used as a 5th bedrooms and 7 total baths.

The outdoor spaces are incredible with massive views from multiple areas.  The owners has transformed these areas into a tropical oasis with oceanfront pool deck with tropical landscaping and resort like feel.

While the home is huge and the views and location are simply stunning, we don’t really see this one selling at or near their $15,000,000 list price.  One challenge is that given the location at the very top of the hill they don’t really have a path to the beach like some of the others on the street.

Without question this is a legacy type property so we’ll have to wait and see if the price deters or it’s uniqueness makes it appealing at the $15,000,000 mark.

The home has been reimagined with changes and upgrades throughout.  New engineered wood flooring ties the space nicely together and gives it great flow.  The kitchen and bathrooms have been remodeled with a nice coastal look.  Outdoor spaces have also been updated with a great backyard patio and actual yard.

At $1,995,000 we picture this selling quickly and likely for over asking price.

The top sale of the month in the Hollywood Riviera belonged to a beautifully reimagined single family home on Paseo De La Playa.  

The home was not on the oceanfront side which made the sales price of $4,750,000 pretty incredible.

That said the home offered great ocean views and almost 4,000 square feet.  The home featured 4 bedrooms, 4 bathrooms and great outdoor spaces.

The home is just a short distance to the beach so location was tough to beat. 

The home basically sold off market and was only placed on the MLS to record the sale.

September A Big Month for Home Sales in the Hollywood Riviera

September 2023 Hollywood Riviera Home Sales and Prices

7 closed sales at $2,596,725 average price

For the 2nd month in a row the big story was a HUGE sale of an oceanfront property on Paseo De La Playa.  Last month it was a big sale at 511 Paseo De La Playa at $8,000,000 and this month it was a top sale of $17,500,000.  Here’s a quick rundown of the numbers and the market:

The median “list” price was $1,599,000 with the average sold price at $1,630,000 so homes continue to sell above the listing price in most cases. We normally talk about the average prices but the sale at 417 Paseo De La Playa skewed the numbers dramatically. So much for interest rates slowing the market.

The median price per foot was $1,092 and median days on market was a borderline ridiculous 15 days before going into escrow.

The top sale of the month by a LARGE margin was an oceanfront property consisting of 2 seperate homes at 421 and 417 Paseo De La Playa which closed at in impressive $17,500,000.

Huge Sale – 417 Paseo De La Playa Sells….At a Discount $17.5M

Originally listed for $26,995,000 back in 2020, this incredible property sells

417 and 421 Paseo De La Playa, Redondo Beach

Sold for $17,500,000

This is, no doubt the big home sale of the month in both the Hollywood Riviera and Redondo Beach.  In fact it was the top sale of the month in all of the South Bay and Palos Verdes.  It was listed by Josh and Matthew Altman of the TV “Altman Brothers” fame.

The home had sold for a record $22,650,000 back in 2018 and the new owners put it back on the market less than 2 years later.

It’s clear that they were looking for and hoping a big profit when they listed it for $26,995,000 towards the end of 2022 but ended up selling at a significant loss. 

The home(s) had reduced the price a number of times as well as pulling it off and putting it back on….often at a higher price than it had previously been.

The last price when it returned to the market in the spring of 2023 was $18,900,000

This is an impossible to duplicate property on the beachfront/oceanfront street of Paseo Del La Playa in the Hollywood Riviera.  The impossible to duplicate combination of oceanfront location, huge 1.4 acre (we don’t generally talk in acres in the South Bay) lot that extends to the sand below and two homes making it a true showcase estate.  There’s nothing else like it on the South Bay.

The property actually consisted of 2 distinct homes….the main home with 5 bedrooms and 8 total baths, and the “guest” home with 5 bedrooms and 7 total baths.  Both homes are high on the bluff with unbeatable and unblockable ocean, PV and coastline views.  The properties have stairs down to the beach below which is also a challenge to duplicate due to very restrictive California Coastal Commision restrictions.

While this was a huge sale and a fantastic purchase, it’s likely the sellers and listing agents were pretty happy to put this in the rear view mirror.

Sold at $17,500,000

The property was actually on the market back in 2020 and 2021 first at $27.0M and then at $23M but never sold.  They also tried to sell the properties separately.
