Slow Start to the year with only 3 homes selling in the Hollywood Riviera Last Month
After a reall slow start to the year with only 3 home sales in the Hollywood Riviera of the South Bay, February picked up a bit. There were 5 sales in February which was still slow, but certainly better.
That said the home prices continued to impress. The average “list” price was $2,034,600 and the average sold price was $2,040,300 which was a nice increase from $1,911,667 in January.
The average price per foot was $1,064 and average days on market was an astounding 4 before going into escrow. That was a bit misleading however, as 2 of the homes were not listed until after they had already gone into escrow. Both showed 0 days on market.
2 of the 4 homes were ocean view condos/townhome in the community of Village Palos Verdes.

January 2024 Real Estate Market Report
Slow Start to the year with only 3 homes selling in the Hollywood Riviera Last Month
The year definitely did not start off with a bank as there were only 3 homes that sold to start the year. January 2024 was SLOW for home sales in the Hollywood Riviera of the South Bay. January is often the slowest month for actual closed escrows as December is the slowest month for homes going on the market and going into escrow due to the holidays.
That said the home prices continued to impress. The average “list” price was $1,939,967 and the average sold price was $1,911,667 compared to $1,933,000 in December.
The median price per foot was $1007 and median days on market a very short 28.
The top sale of the month was 341 Avenida Atezada which was a 3 bed/2 bath single family home that closed at $1,980,000. We have little info on the home as the photos don’t show much and the description says almost nothing.

Seel all of the homes that sold in the Hollywood Riviera last year
It was another incredible year for home sales and home prices in the coastal community of the Hollywood Riviera in the South Bay. While the number of homes that sold was on the slower side a few of the months there were still 77 sold homes and closed escrows during 2023.
The average “list” price for the year was $2,176,897 with an average sales price of $2,178,889. The median list price was $1,649,000 with a median sold price of $1,680,000 so for the year homes sold over the list price which wasn’t surprising.
