February 2022 was another very slow month in terms of the number of homes closing escrow in the Hollywood Riviera. There were a grand total of 4 closed sales compared which was certainly an improvement over January with only 1 sold home. By comparison January 2021 had 11 home sales and February 2021 had 7.
The average “asking” price was $1,647,000 with the average sold price at an astounding $1,933,750 meaning that, in general, homes sold dramatically higher than the list price. The average price per foot was $1053.

After almost nothing on the market for the past 60 days we’ve seen two beautiful townhome/condo properties come on the market this week. One is a stunning one bedroom condo in Vista Bahia at 201 Calle Miramar.
The main living floor offers some very nice ocean and coastline views and is perfectly situation to feature stunning sunsets most of the year with a northwest view of the South Bay and coastline.

New to the market this week in the Hollywood Riviera is one of the nicest condos we’ve seen in the Vista Bahia building.
The beautifully remodeled 201 Calle Miramar #29 hit the market this week priced at $975,000 which is a very high number for a one bedroom but just may get it.
The condo itself was remodeled a few years back and is absolutely beautiful with just about every surface and finish being updated and upgraded. Although the Vista Bahia building can offer some great ocean views, this condo is on the back side of the building so no ocean views, but does have some nice treetop and neighborhood views. There are slow months…..and then there was January 2022. There was only one property that closed escrow in the Hollywood Riviera during the entire month.
The only closed sale was a 2 bedroom townhome at 434 Calle Miramar in the Village Palos Verdes complex. The location of this complex is great as it’s just blocks to the ocean and beach but does get a bit of road noise. This 2 bedroom unit is the smallest layout with a bit under 1,400 square feet. Some units have great ocean views but unfortunately 434 Calle Mirarmar didn’t offer any ocean views but certainly enjoys the beach breezes and weather.
