While homes rarely hit the market in this small gated community, it’s definitely worth knowing about.  There are not many gated communities in the South Bay and even fewer with such an incredible location.  The community is located just off of Via Riviera and addresses are all on Paseo Miramar or Paseo De La Concha.

Location, location, location.

The Riviera Beach Colony is just a block to the beach and has that ultimate coastal feel with most homes having some type of ocean view.  The community consists of 28 single family homes with a fairly uniform Mediterranean design with stucco exteriors, red tile roofs, trellises, large windows and plenty of outdoor areas and ocean view decks.

The homes were generally built from 1994-1996 with some exceptions.  The pride of ownership is clearly a neighborhood highlight and despite the ages of the homes, most are very well maintained and updated.

Most of the homes in the community offer 4 bedrooms and 4 or 5 bathrooms and square footage tends to range from around 3,200 to 3,700.  The lot sizes are primarily around 6,000 square feet with a few lots offering 9,000+ square feet.

As of 2024 (last on market sale as of this post) HOA dues were around $475 a month.

Unfortunately homes rarely come on the market with only 4 homes sold since 2020.

The home has been reimagined with changes and upgrades throughout.  New engineered wood flooring ties the space nicely together and gives it great flow.  The kitchen and bathrooms have been remodeled with a nice coastal look.  Outdoor spaces have also been updated with a great backyard patio and actual yard.

At $1,995,000 we picture this selling quickly and likely for over asking price.

Welcome to the real estate recap for Redondo Beach in 2020.  It was an incredible year for the Redondo Beach real estate market with 829 on MLS home and property sales compared with 861 in 2019.  The median sales price was a very impressive $1,250,000.  The homes only averaged 29 days on market before selling and the average price per foot was up quite a bit from 2019 to $651 a foot in 2020.
