7 closed sales at $1,781,250 average price

The average “list” price was $2,018,000 with the average sold price at $1,972,000 which was considerably higher than the June average of $1,857,355 and $1,780,138 in May. So much for interest rates slowing the market.

The average price per foot was $960 and average days on market was an EXTREMELY brief 15 days before going into escrow.

The top sale of the months was $3,375,000 for a single family on Via La Selva.

It was finally back to being a pretty typical month with 6 closed sales compared to only 2 in February and none in January….both historically slow.
The average “list” price was $1,712,983 with the average sold price at $1,750,817 meaning that homes generally sold for well above list price much like the norm in 2022. The average price per foot was $1027 and average days on market was a VERY short 14 days before going into escrow. Talk About A Slow Month – One Home Sold in Hollywood Riviera in January

Well there are slow real estate months….and then there was January.  Always a slower month due to the fact that most buyers pause their search during the December holiday season, the 2023 version took it to a new level.  There was a whopping one home that closed escrow in January.  Yikes.  Hopefully things will pick up as the weather warms up and the Super Bowl is behind us.
