Welcome to the Hollywood Riviera real estate recap for March 2026.  It was a fairly typical month with 6 homes closing escrow in March.

The average “asking” price was $2,856,000 and the average sold price was $2,810,298.

The average price per foot in March was $1410 and the average days on market for the homes that sold was 51 but the median was an extremely brief 9 DOM.

There are homes that are on the market for a while…..and there are homes that are on the market forever.

433 Paseo De La Playa was originally listed in 2014 and it has now finally sold.  This was the third highest priced home sale in the Hollywood Riviera ever.

There was no disputing the location as it’s simply magnificent.  The problem was the home itself and the price.  The home in it’s pre 2024 remodel was probably likely considered luxurious….but it was a whole lot of house (10,000+ sq feet!) that needed remodeling and clearly nobody was willing to take that on.

433 Paseo De La Playa was listed by Mark Dessy of Premier Property Solutions.

Post remodel the home was reinvented into a more modern, light and bright beach house.

It was listed in January 2025 for $22,500,000 and sold for $17,000,000 so probably not what the seller envisioned, but after 10 years on the market I’m sure it’s a relief.

It underwent a massive remodel by Lane Design Build that transformed the home from a rather dated and ornate palace into the modern beach estate that it now is.

This gated property sits on a huge beachfront lot that extends all the way to the beach and features stunning views of the ocean and coastline. 

Some of the rare highlights included the gated entry, large theatre, 2 garages for 5 cars, oceanfront swimming pool, direct beach access and so much more.

Welcome to the Hollywood Riviera real estate recap for the first month of 2026.  It was a slow month for the number of homes that sold, but that was not surprising as homes don’t tend to sell/go into escrow in December.

There were 4 home sales in January compared with 10 in December and5 in November. 

The average “asking” price was $1,805,000 and the average sold price was $1,775,125 which was down  from $2,314,300 in December but up from $1,324,967 in  November.

The average price per foot in December was $1083 and the average days on market for the homes that sold was 61.

Welcome to the Hollywood Riviera real estate recap for December 2025.  It was a great month for the number of homes that sold and the average prices that they sold for.  

There were 10 home sales in December compared with 5 in November, 9 in October and 6 in September.   The average “asking” price was 2,389,200 and the average sold price was $2,314,300 which was a huge jump from $1,324,967 in November.

The average price per foot in December was $1,045 and the average days on market for the homes that sold was 41.

Welcome to the Hollywood Riviera real estate recap for October 2025.  It was a solid month for the number of homes that sold and the average prices that they sold for.  

There were only 9 home sales in October 2025 compared with only 6 in September.   The average “asking” price was $1,754,433 and the average sold price was $1,770,025 which was fairly typical but WAY below the incredible average of $3,447,930 in September although that was misleading as their was an oceanfront home on 631 Paseo De La Playa that closed at $9,700,000 that significantly skewed the averages.

The average price per foot was $999 and the average days on market for the homes that sold was a pretty incredible 19….so much for a down market.

Two of the sales were condos in the complex known as Cote D’ Azur and another in the townhome complex of Village Palos Verdes.  The rest were single family homes.

Welcome to the Hollywood Riviera real estate recap for September 2025.  It was a slower month for the number of homes that sold but a HUGE month for the average prices that they sold for.  

There were only 6 home sales in September compared with 11 in August.   The average “asking” price was $3,491,000 and the average sold price was $3,447,930 which was MASSIVE….compare that to $2,086,098 in August. 

That number was very skewed however given the fewer number of homes that sold and the fact that one was an oceanfront home on 631 Paseo De La Playa that closed at $9,700,000.

The average price per foot was $1228 and the average days on market for the homes that sold was 65 days before going into escrow.
