Huge Sale – 417 Paseo De La Playa Sells….At a Discount $17.5M

Originally listed for $26,995,000 back in 2020, this incredible property sells

This is, no doubt the big home sale of the month in both the Hollywood Riviera and Redondo Beach.  In fact it was the top sale of the month in all of the South Bay and Palos Verdes.  It was listed by Josh and Matthew Altman of the TV “Altman Brothers” fame.

The home had sold for a record $22,650,000 back in 2018 and the new owners put it back on the market less than 2 years later.

It’s clear that they were looking for and hoping a big profit when they listed it for $26,995,000 towards the end of 2022 but ended up selling at a significant loss. 

The home(s) had reduced the price a number of times as well as pulling it off and putting it back on….often at a higher price than it had previously been.

The last price when it returned to the market in the spring of 2023 was $18,900,000

This is an impossible to duplicate property on the beachfront/oceanfront street of Paseo Del La Playa in the Hollywood Riviera.  The impossible to duplicate combination of oceanfront location, huge 1.4 acre (we don’t generally talk in acres in the South Bay) lot that extends to the sand below and two homes making it a true showcase estate.  There’s nothing else like it on the South Bay.

The property actually consisted of 2 distinct homes….the main home with 5 bedrooms and 8 total baths, and the “guest” home with 5 bedrooms and 7 total baths.  Both homes are high on the bluff with unbeatable and unblockable ocean, PV and coastline views.  The properties have stairs down to the beach below which is also a challenge to duplicate due to very restrictive California Coastal Commision restrictions.

While this was a huge sale and a fantastic purchase, it’s likely the sellers and listing agents were pretty happy to put this in the rear view mirror.

The property was actually on the market back in 2020 and 2021 first at $27.0M and then at $23M but never sold.  They also tried to sell the properties separately.

Well it’s now back on the market at a fairly staggering $26,995,000. For anyone that frequents our website they’ll know that Paseo De La Playa is our favorite street in the Beach Cities as it offers stunning ocean and coastline views while having a level of privacy that the beachfront homes of The Strand in Hermosa and Manhattan Beach most definitely don’t enjoy.

Highest Sale Ever in the South Bay at $22,650,000 Happens to Be In the Hollywood Riviera

In 2018 the highest on market residential sale took place at 417 Paseo De La Playa.  We wrote several articles when it first hit the market as well as when it sold.  Although it was one address it was really two incrdible parcels of land with two stunning homes being sold as one.  With over 62,000 feet of oceanfront lot it was most definitely a legacy property and one that likely won’t be duplicated anytime soon.  While there are a few properties currently on the market in the $22,000,000 range, one at 1901 Manhattan Ave in Hermosa Beach and the other at 3001 The Strand in Hermosa Beach, there have only been 3 other homes that have sold in the rarified air of $20,000,000.

417 Paseo De La Playa was an incredible home with unblockable views not only of the ocean, but of both Palos Verdes and the coastline as well.   The homes offered over 10,000+ square feet of living space with just about all of it having stunning views.  Built in 2005 the homes offered resort style grounds with a massive pool and spa deck overlooking the Pacific.  The listing agent was Chris Adlam of Vista Sotheby’s International Realty.
