Hollywood Riviera Market Report – May 2022 Home Prices

Take a look below at the homes that sold in the Hollywood Riviera during the month of May 2022.

The activity level was a bit slower with 9 homes closing escrow compared with 13 in April.

The average “list” price was fairly incredible at $2,081,111 with the average sold price at $2,219,064 meaning that, in general, homes sold WAY above the original list price.

The average price per foot was $1206 and median days on market was a very brief 8 days before going into pending status.  The average days on market was 14.  See how this compares to other months on our Hollywood Riviera real estate trends and statistics page.

The top sale of the month was a single family home in the gated Riviera Beach Colony at 411 Paseo Miramar that closed at $3.1M.

Hollywood Riviera luxury townhomes

For the Second Straight Month The Top Home Sale New Construction Attached Townhome

Well we thought the sale of the front “A” unit in March for $3.2M was maybe a one off but for the second straight month the top home sale in the Hollywood Riviera was an attached townhome.  The only townhomes or condos we’ve seen in this range had been for oceanfront Esplanade units so these latest sales are pretty amazing.  View all of the homes that sold in the Hollywood Riviera in April 2022.

This was a very high end luxury townhome just a block west of the shopping and dining of Riviera Village and only a few blocks to the beach, but regardless of the location…..these are HUGE numbers for a townhome…..especially an attached townhome with shared walls!  The home offered 4 bedrooms plus an office with high end finishes throughout.  There was not view from the interior but did have an ocean view roof top deck.  The home sold before it hit the market and closed at a pretty amazing $3.2M.

April 2022 Home Sales and Sold Prices in the Hollywood Riviera

The activity level was impressive yet again with 13 on market home sales during the month compared with 10 in March and only 4 during February.  The average “list” price was a pretty massive $1,810,385 with the average sold price at $1,943,538 meaning that, in general, homes sold WAY above the original list price. Although it’s a bit hard to believe….just as in March the top home sale of the month was a luxury townhome located at 1903 Camino De La Costa, this time the rear #C unit that sold for an amazing $3,199,000.

Back on the market once again, 433 Paseo De La Playa has returned with a new price. We’ve mentioned this home many times in the past as it’s been on and off the market since 2014.

This one is all about location and possibilities as it’s a massive almost 7,800 foot home with approved plans to add another 2,000+ square feet. This ornate estate sits on a huge 26,580 foot lot that extends down the hillside to the beach below. In our opinion this is one of the best locations in all of the South Bay as it combines stunning views, direct beach access and privacy you just don’t find in most other beachfront locations in Southern California. The home has struggled to sell for a number of reasons but with the new price and the incredible market we envision it selling this time. Due to the lot size this is a true estate type home with a gated entry, sports court, oceanfront pool, grand staircase, 4 car garage. For those looking for a legacy type property this checks a lot of boxes and would be very hard to duplicate. As mentioned the home has been on and off the market for a very long time. It hit the market in 2014 (had sold in 2012) at a then over the top $16M. It was listed and relisted several times from 2014-2018 at similar price points. The home was relisted once agai at $14.9M in 2018 and then eventually at $14.5M and pulled off of the market at the beginning of this year.
