The Hollywood Riviera is a bit complicated. It has a Redondo Beach mailing address but the area is actually located in the city of Torrance, with Torrance schools and services. Making it even more complicated, it basically sits on the beginning of the Palos Verdes peninsula and in some cases homes in Palos Verdes are only a few feet away. In many cases the Hollywood Riviera and parts of Palos Verdes are similar….they sit higher on the hill, often have great views, and the neighborhoods aren’t as dense feeling as nearby cities in the South Bay.
From a real estate perspective people often refer to Palos Verdes as one area or market but much like the South Bay it’s comprised of several distinct cities and areas. The Palos Verdes Peninsula is made up of:
All of the cities and areas are serviced by the Palos Verdes Unified School District so they are connected in many ways. Having said that each area is quite distint and unique from the Italian riviera feel of Palos Verdes Estates to the equestrian focus of Rolling Hills and Rolling Hills Estates.

It was a fairly typical month in the Hollywood Riviera real estate market in January with 11 sold homes to start out the year. That was certainly much higher than the 5 sales in December but about average compared with previous months. The median home “asking” price was $1,329,000 with the median “sold” price at $1,388,500 showing just how favorable the market is for sellers. The median price per foot was an impressive $845.

Welcome to the real estate recap for Redondo Beach in 2020. It was an incredible year for the Redondo Beach real estate market with 829 on MLS home and property sales compared with 861 in 2019. The median sales price was a very impressive $1,250,000. The homes only averaged 29 days on market before selling and the average price per foot was up quite a bit from 2019 to $651 a foot in 2020.
