Palos Verdes – Hollywood Riviera Housing Alternative

The Hollywood Riviera is a bit complicated.  It has a Redondo Beach mailing address but the area  is actually located in the  city of Torrance, with Torrance schools and services.  Making it even more complicated, it basically sits on the beginning of the Palos Verdes peninsula and in some cases homes in Palos Verdes are only a few feet away.  In many cases the Hollywood Riviera and parts of Palos Verdes are  similar….they sit higher on the hill, often have great views, and the neighborhoods aren’t as dense feeling as nearby cities in the South Bay.

From a real estate perspective people often refer to Palos Verdes as one area or market but much like the South Bay it’s comprised of several distinct cities and areas.  The Palos Verdes Peninsula is made up of:

All of the cities and areas are serviced by the Palos Verdes Unified School District so they are connected in many ways.  Having said that each area is quite distint and unique from the Italian riviera feel of Palos Verdes Estates to the equestrian  focus of Rolling Hills and Rolling Hills Estates.

January Home Update – Hollywood Riviera Property Sales and Home Prices

It was a fairly typical month in the Hollywood Riviera real estate market in January with 11 sold homes to start out the year. That was certainly much higher than the 5 sales in December but about average compared with previous months. The median home “asking” price was $1,329,000 with the median “sold” price at $1,388,500 showing just how favorable the market is for sellers. The median price per foot was an impressive $845.

2020 Redondo Beach Real Estate Market Review

Welcome to the real estate recap for Redondo Beach in 2020.  It was an incredible year for the Redondo Beach real estate market with 829 on MLS home and property sales compared with 861 in 2019.  The median sales price was a very impressive $1,250,000.  The homes only averaged 29 days on market before selling and the average price per foot was up quite a bit from 2019 to $651 a foot in 2020.

529 Paseo De La Playa - Top Home Sale of 2020 - Sold at $5,650,000

It’s not surprise that the highest priced home sale of the year in the Hollywood Riviera was a beachfront property on Paseo De La Playa. 529 Paseo De La Playa closed at $5,650,000 after a very brief time on the market listed at $5,800,000.  It was fairly original but as the pictures indicate…..the views, the views the views.  It also had extensive work done on the bluff to protect from erosion and allow a path to the beach so this is definitely going to be spectacular in the future.  There are actually 3 current listings on Paseo De La Playa all at  list prices that dward the $5,650,000 that this home sold for.  View the current homes on Paseo De La Playa here.

Estate planners often recommend “Living Trusts” as a viable option when contemplating the manner in which to hold title. When a property is held in a Living Trust, title companies have particular requirements to facilitate the transaction.

WHO ARE THE PARTIES TO A TRUST?

A typical trust is the Family Trust in which the Husband and Wife are the Trustees and, with their children, the beneficiaries. Those who establish the trust and transfer their property into it are known as Trustors. After their passing, their children and grandchildren usually become the primary beneficiaries if the trust is to survive, or the beneficiaries receive distributions directly from the trust if it is to close out.

What is a Living Trust?

Sometimes called a Inter-vivos Trust, the living Trust is created during the lifetime of the Trustor (as opposed to being created by their Wills after death) and usually terminates after they die and the body of the Trust is distributed to their beneficiaries.

Can a Trust hold title to Real Property?

No. The Trustee holds the property on behalf of the Trust.

Is a Trust the best way to hold my property?

Only Your attorney or accountant can answer the question; some common reasons for holding property in a Trust are to minimize or postpone death taxes, to avoid a time consuming probate, and to shield property from attack by certain unsecured creditors.

What taxes can I avoid by putting my property in a Trust?

Married persons can usually exempt a significant part of their assets from taxation and may postpone taxes after the first of them to die passes. You should check with your attorney or accountant before taking any action.

Can I homestead property which is held in a Trust?

A Trustee can take any action permitted by the terms of the Trust, and the typical Trust Agreement does give the Trustee the authority to borrow and encumber real property. However, not all lenders will lend on a property held in a trust, so check with your lender first.

Can Someone else hold title for me “In Trust?”

Some people who do not wish their names to show as titleholders make private arrangements with a third party Trustee; however, such an  arrangement may be illegal, and is always inadvisable because the Trustee of record is the only one who is empowered to convey, or borrow against, the property, and the Title Insurer cannot protect you from a Trustee who is not acting in accordance with your wishes despite the existence of a private agreement you have with the Trustee.
