Real Estate Recap – February 2020 Sold Homes and Home Prices in the Hollywood Riviera

February was a very slow month for closed home sales in the Hollywood Riviera with only 8 homes sold during the month. That’s the fewest home sales in a month over the past 18 months other than December.

Prices were very strong with the median list prices of $1,362,000 and a median sales price of $1,335,000.  Average price per foot for sold homes in the community was $784.  Median days on market was only 52 which is another indication of a strong sellers market.     See the Hollywood Riviera real estate stats for the past 15 months below.

Where Has All the Housing in the Hollywood Riviera Gone?

When people ask me how the market is these days I certainly tell them it’s good….just not necessarily if you’re a buyer.  Real estate, like just about any other market, is a matter of supply and demand.  There’s no question that the demand is there, but it is a big question why the supply is so low.  Take a look at the chart below to see just how few homes are actively for sale in the Hollywood Riviera (light green bar) while the number of sold homes and pending sales bounce back and forth but overall have remained pretty steady.

The chart above shows the average price per foot of homes in the area. While this can be a helpful statistic it’s not always as relevant in an area such as the Hollywood Riviera in which homes can differ so greatly in terms of upgrades, views, age, etc.

The chart above shows the months of inventory on the market or how long it would take to sell all of the homes. The higher the number the more of a buyers market it tends to be.

Although we don’t typically see too many homes for sale on the oceanfront Paseo De La Playa in the Hollywood Riviera, it does seem that there have been a number of listings lately ranging from a massive oceanfront estate at 425 Paseo De La Playa to

One addition to that is the condo for sale in Cote D’Azur which is one of the few condo complexes in the Hollywood Riviera.  The address is 639 Paseo De La Playa #204.  While this specific condo doesn’t offer a big view, the grounds of this complex sit high on the bluff and offer stunning views.  Learn more about Cote D’Azur.  Priced at $980,000 this is a second floor unit with 2 bedrooms, 2 baths and a little under 1,400 square feet.

We always get excited when a home comes on the market on Paseo De La Playa.  In our opinion this is one of the top 2 or 3 streets in all of the South Bay, Beach Cities and Palos Verdes.  There is nowhere other than a few homes in PV that offer beachfront/oceanfront locations with huge coastline views.  What this means is that when the sun goes down you have equally stunning views as during the day.  The unique homes along Paseo De La Playa sit on huge lots that extend all the way to the beach.  Some are too high up to really have access while others were able to add paths granted by the California Coastal Commission (which is very challenging)  The few homes and lots furthest north are on the lowest part of the bluff so they can build bigger with more amenities.  The home at 425 Paseo De La Playa is one of them.  While definitely a bit dated the location is tough to beat and will make a true legacy home for some lucky buyer than can afford the price tage of such a unique property.
