Welcome to the real estate recap in the Hollywood Riviera for August 2021.  It was a very solid month for home sales in this coastal town with 10 on market home sales. The average list price was $1,827,050 with the average “sold” price of $1,855,050 . Homes averaged only 35 days on market before going into escrow.

The big sale of the month was a beautifully remodeled single family home with a Cape Cod design at 109 Via La Soledad that closed escrow at $3,325,000.

If you’re looking for something that’s nicely remodeled, low maintenance and close to the beach, the latest listing at Cote D’Azur might be a good fit. The location at 639 Paseo De La Playa is impressive as Cote D’Azur is a oceanfront complex just before you enter into Palos Verdes. The complex is a bit older but the unit has been nicely redone. The 2 bed 2 bath single level condo offers a bit under 1,400 square feet and some ocean views.

Let’s take a Look at the Hollywood Riviera Real Estate Market

Let’s take a quick look at the trends and statistics in the Hollywood Riviera over 2020. The chart below shows and up and down year for the number of homes for sale but the past few months have definitely seen a quick drop in the number of pending home sales.

The chart below shows the average price per foot for the past 15 months. Price per foot has held relatively steady with a few months of variation due to oceanfront homes selling

Oceanfront Home that Was the Previous Sales Price Record On the Market Once Again

We wrote about the record breaking home sale at 417 Paseo De La Playa back in 2018 when it sold for $22,650,000. This was a record price for the South Bay and Beach cities at the time and it was due, in large part, to the location and the fact that it was actually two oceanfront homes on a massive beachfront lot.

Well it’s now back on the market at a fairly staggering $26,995,000. For anyone that frequents our website they’ll know that Paseo De La Playa is our favorite street in the Beach Cities as it offers stunning ocean and coastline views while having a level of privacy that the beachfront homes of The Strand in Hermosa and Manhattan Beach most definitely don’t enjoy.

Hard To Believe But 2 Oceanfront Estate Type Properties on the Market on Paseo De La Playa
