Massive Sales Price of $22,650,000 at 417 Paseo De La Playa in the Hollywood Riviera

Doubling the highest home sales price we’ve ever seen in the Hollywood Riviera, Torrance, or Redondo Beach, the sale at 417 Paseo De La Playa was fairly incredible.  Listed at a cool $25,000,000 by Chris Adlam of Vista Sotheby’s International Realty, the home closed escrow in in February for $22,650,000.  While the price is staggering for this are of the South Bay, there’s no disputing that the home (s) was pretty incredible.  The lots along Paseo De La Playa are already huge as they extend all the way to the beach but in this case there’s not one, but two separate parcels for sale.  What also made this once in a lifetyme property unique is the beach access.  It can take years to go through the California coastal process of trying to get beach access and it’s often denied.  In this case there’s not only beach access but a private volleyball court!  Paseo De La Playa is the bluff front street that comes up from Torrance Beach and ends at the beginning of Palos Verdes.  This oceanfront street offers some of the best views in all of the South Bay.

With over 62,000 square feet of beach-front property on TWO SEPARATE PARCELS, this dramatic compound is almost impossible to duplicate. September 2017 Home Sales in the Hollywood Riviera and South Bay

September was another busy month in South Bay Real estate with a strong number of home sales along with some impressve prices.  Median home prices in the Hollywood Riviera cities of Redondo Beach and Torrance were again impressive.    Redondo Beach saw 86 home sales with a median price of $1,021,000 and Torrance 126 property sales with a median home price of just under $730,000.  There were 14 home sales in the Hollywood Riviera in September at a median price of $1,262,000.  To see all of the homes sold in the South Bay in September visit our recent home sales page.

Strong Real Estate Market in the Hollywood Riviera for June 2017

June 2017 was a big month for home sales in Redondo Beach and Torrance CA with a fairly huge number of homes selling.  The two cities saw a relatively huge 117 and 184 homes selling respectively.  The Hollywood Riviera, with a Redondo Beach mailing address but actually in the city of Torrance, saw 19 home sales with a median price of $1,375,000.  The summer months are always an active market in this coastal community due to the ideal weather and location.  Click here to see all of the recent home sales in the Hollywood Riviera.

The chart above shows the average price per foot of homes in the area. While this can be a helpful statistic it’s not always as relevant in an area such as the Hollywood Riviera in which homes can differ so greatly in terms of upgrades, views, age, etc.

The chart above shows the average days on market as well as the % of how close homes are selling to their original list price.

The chart above shows the average list prices of the homes as well as the average selling prices of the homes.

The chart above shows the months of inventory on the market or how long it would take to sell all of the homes. The higher the number the more of a buyers market it tends to be.

Torrance and Redondo See Huge Home Sale Numbers for June 2016

The numbers are in and June 2016 was a big month in terms of both the number of homes sold and the prices.  Home prices were up year over year in every South Bay city other than Manhattan Beach which was a bit of an anomaly.  Both Redondo Beach and Torrance saw big numbers with 106 home sales in Redondo at a median price of $950,000 while Torrance saw a whopping 163 home sales at a median price of $635,000.  To see the homes sold in Torrance and Redondo for June 2016 view our recent sales information.
